  3. No comment is made on areas of properties where "fair wear and tear" for age is evident and obviously expected.
  4. Structural members covered by the building’s cladding cannot be inspected; comment can only be made where these members affect the cladding fabric.
  5. Below ground conditions are not considered except where failure of the structure is evident.

This report is deemed to satisfy AS4349.1 (2007) “Inspection of Buildings” Refer clause 3.3 "The property report should not be seen as an all-encompassing report dealing with a building from every aspect. Rather, it should be seen as a reasonable attempt to identify any defects visible at the time of inspection."

Scope of report

The inspector’s report complies with the requirements of Standards Australia, a national independent body established in 1922.
A committee of that body contains a consensus of the views of representatives within the building industry, and reflects scientific and industry experience.
Australian Standards AS4349.1 (2007) relates primarily to pre-purchase property inspections, but it may also be used as the basis for any visual inspection of a property.
The report contains a visual comment and assessment of those parts of the building erected on the property to which reasonable access is allowed together with any additional parts of the property deemed necessary.
Reasonable access is where safe unobstructed access is provided (up to 3.6m above the ground, in the roof where access is greater than 600mm x 600mm and sub floor where the minimum height is 400mm) or available areas within the inspector’s unobstructed line of sight.
The report does not cover minor maintenance issues, given consideration of the building age.
The areas inspected for the completion of the report include:-

  1. Interior of building.
  2. Exterior of building.
  3. Roof Space.
  4. Underfloor Space (where applicable).
  5. Roof Exterior.
  6. Site.
With strata and company title properties, the report covers the interior and immediate exterior of the particular unit to be inspected.
Other common property areas are subject to information supplied by the body corporate.
A standard property report is not intended as a certificate of compliance of the property within the requirements of any Act, regulation, ordinance or by-law, or as a warranty or an insurance policy against problems developing with the building in the future.

If the account is to be paid with the settlement process, we require the settlement agent to acknowledge the agreement via email or fax.
